What Moves the Price Most
How far the sewer has to go
A detached suite needs its own water and sewer, buried at least 6 ft and 7.5 ft deep, either from your house's lines or from the street. On a corner lot the run can come in from the side street. Mid-block, with a narrow side yard, it can mean a long trench and tricky connections. People on Reddit who've priced it say the same thing: servicing costs way more than you'd think.
One storey or two
A single-storey suite is cheaper to build but takes more yard. Two storeys, or a suite over a garage, adds stairs, structure and height, and usually a garage you'd have paid for anyway.
The foundation
Winnipeg's clay moves. Screw piles, a thickened slab or a frost wall each have their place, and the right one depends on the soil and the building. It's rarely the place to save money.
Finishes
Cabinets, flooring, tile and windows can move the total by $30,000 or more either way. Small homes make each choice more visible, so a few good finishes in the right places beat a lot of average ones.
Access
A lane that lets the concrete truck and a crane in saves real money. A lot where every beam goes through a 4 ft side yard by hand costs more.

Does an ADU Pay for Itself?
Honestly, if you're building a new detached suite purely as an investment, the rent alone takes a long time to pay it back. At $1,500 to $1,900 a month in rent, a $250,000 build is a long-haul investment once you count interest, tax on the rent and the work of being a landlord.
Where the math does work out:
- Family. If the alternative is a retirement residence or helping a kid with rent, the comparison changes completely.
- Basement suites. At a third of the cost, the payback is far shorter.
- Long-term value. A legal suite adds a second income to the property, which some buyers will pay for. Not all will, so don't count on it.

Ways to Spend Less
- Find out early whether your lot needs a hearing, so design money isn't wasted.
- Keep the shape simple. A rectangle with a simple roof is the cheapest building there is.
- Put the kitchen and bathroom back to back so the plumbing is short.
- Site the suite to shorten the sewer run, if the setbacks allow.
- Do some finishing yourself, like painting or landscaping, if your contract allows it.
