1. Who's going to live there?
A parent usually means one level, no stairs, close to the house: a granny suite. A tenant or a grown kid can handle a garage suite staircase and values privacy more.
2. Does your lot back onto a lane?
With a lane, a detached suite can sit 5 ft from the back line instead of 25 ft, which is what makes laneway homes work on ordinary lots. No lane often points toward an attached suite.
3. What's the real budget?
Under about $150,000, an attached or basement suite is the realistic option. A detached home in the yard starts around $200,000 once everything's in.
4. Do you want to keep the parking?
The City wants two off-street spots with any suite. If the garage is where those live, building the suite on top of a new one keeps them.

What does ADU stand for?
Accessory dwelling unit: a second, self-contained home on the same lot as a house. In Winnipeg the official term is secondary suite, attached or detached.
Which type of ADU is cheapest?
An attached suite, usually in the basement, because the foundation, roof and services are already there. A detached suite or a suite over a new garage costs several times more, and gives both households more privacy.
Can I have more than one ADU?
Only one secondary suite is allowed per single-family house, attached or detached. Under the 2025 infill by-law, some R1 and R2 lots can instead hold up to four homes, which is a different route with its own rules.
Which ADU adds the most value?
It depends on who buys your house next. A legal, well-built suite that can be rented or house family tends to appeal to more buyers than an unpermitted one, and a detached suite is the easiest to rent. We don't promise resale numbers, and nobody should.
