Winnipeg's older neighbourhoods were mostly built with back lanes, deep lots and detached garages at the back. That's the ideal setup for a laneway home or a suite over a new garage, since the lane cuts the rear setback to 5 ft and gives the crew a way in.

Newer Suburbs, Front Garages

Many newer areas have front-attached garages and no lane. A detached suite can still work on a deep or wide lot, but it has to sit 25 ft from the back line without a lane, and servicing runs the length of the house. An attached or basement suite is often the better fit, and a lot of these houses have basements that suit one well.

Towns Near Winnipeg

Outside the city, each town or rural municipality has its own zoning by-law, and the City of Winnipeg's secondary suite rules don't apply. Some are more relaxed about backyard homes on big lots, some are stricter, and some still treat them case by case. We check the local rules for your address before any design work starts.
